This is one of the most common questions we’re asked — and rightly so. The value of your rental property depends on multiple factors:

What do I need to make sure my property is Compliant ?
Proof of Property Ownership
Show us proof that you are the owner of the property, either with a copy of the title deeds or a letter from your solicitor, mortgage statement or insurance policy.
Gas Safety & Carbon Monoxide Requirements
- If your property has Gas, you will require a gas safety certificate, carried out by a Gas Safe registered engineer.
- You will also be required to have a long life battery or mains powered Carbon Monoxide Detector.
Electrical Safety
- All properties are required to have an Electrical Installation condition report EICR.
- This should be carried out by a NEC Registered Electrician.
- And if you provide any appliances that are not spurred you will require a Portable Appliance Test.
- We recommend this is carried out by a NEC Registered Electrician.
EPC Compliance for Rental Properties
- All Rental Properties are required to have an Energy Performance Certificate or EPC.
- And in order to advertise or rent out, it must be at the following minimum standards:
- 2022, all properties will need to have at least EPC band E.

Smoke Detection - what do you need!?
- One functioning smoke alarm in the room which is frequently used by the occupants for general daytime living purposes.
- One functioning smoke alarm in every circulation space on each storey, such as hallways and landings, or in main room if no landing in upper storey.
- One heat alarm in every kitchen.
- All alarms should be ceiling mounted.
- All alarms should be interlinked so that all sound when one device is activated (radio interlinking rather than hard wired interlinking can be used in most cases).
Carry out a Legionnaires’ Risk Assessment
Landlords are under a duty to ensure that the risk of exposure to tenants, residents and visitors by Legionella is properly assessed and controlled.
Landlord Registration with Local Authority

Lead Water testing
Landlords in Scotland are required to carry out water lead testing under the Repairing Standard of the Housing (Scotland) Act 2006, recently updated in March 2024, to ensure rental properties are free from lead in drinking water systems. This helps protect tenants’ health and ensures compliance with legal obligations, especially in older buildings where lead pipes may still be present.
